Georgetown has gone from a quiet county seat to one of the fastest-growing cities in the country. The Census Bureau counted 67,176 people here in 2020 and estimates 106,907 as of July 2025. All that growth means a lot of choice: new master-planned communities, established golf neighborhoods, 55+ communities and a historic core around the Square.
I'm Nick Himes with Service First Real Estate Group, and I sell homes all over Williamson County. Below are the 10 neighborhoods I'd put on a short list, what each one is like and who it fits best. If you're still choosing a city, start with my guide to the 7 best neighborhoods in Williamson County, or check out my Georgetown area page.

1. Wolf Ranch
Wolf Ranch sits on the southwest side of town off University Avenue (SH 29), a few minutes from I-35, along the South Fork of the San Gabriel River. Hillwood broke ground in late 2015, and after a 2018 expansion the plan covers about 1,120 acres and roughly 2,600 single-family homes. There's an elementary school inside the neighborhood, two amenity centers with pools and a trail system that connects to the river.
Wolf Ranch is in a MUD, so ask for the full tax rate on any home you look at. It's a line item buyers tend to miss.
Best for: Families who want newer construction, trails and a quick drive to I-35.

2. Sun City Texas
Del Webb started Sun City in the mid-1990s on about 7,000 acres on the west side of Georgetown, in the 78633 ZIP code. By 2021 it had about 8,500 homes and 15,700 residents. There are three golf courses (White Wing, Cowan Creek and Legacy Hills), eight pools, four fitness centers and more clubs and activities than most people will ever get to.
One thing people don't expect: school district still matters in a 55+ community because it drives your tax bill. Depending on the section, a Sun City home can be in Georgetown ISD or Jarrell ISD, so check the tax record for the exact address.
Best for: Active 55+ buyers who want golf, clubs and a full social calendar.

3. Berry Creek
Berry Creek is on the north side of Georgetown, between Airport Road and Shell Road near Highway 195. It's built around a golf course and country club that opened in 1986, and the club changed hands in 2025 when Encore Leisure Group took over. It's an established neighborhood that's been around for decades, not a construction zone. It's in Georgetown ISD.
Best for: Buyers who want an established golf and country club neighborhood.

4. Downtown and Old Town
This is the historic core of Georgetown, centered on the 1911 Williamson County Courthouse. The city markets the Square as "The Most Beautiful Town Square in Texas," and in 2017 the Texas chapter of the American Planning Association named it a Great Public Space. Restaurants, shops and community events are all right there.
Old Town is the mostly residential area between downtown and Southwestern University. It sits inside the city's Old Town overlay, so exterior changes to a home need historic review and approval before you start. The area also includes several National Register historic districts, including Belford, University Avenue/Elm Street and Olive Street.
Best for: Buyers who want an older home with character and like walking to dinner.
Read my full Downtown and Old Town Georgetown guide or search the 78626 ZIP code.
5. Georgetown Village
Georgetown Village is off Shell Road, north of Williams Drive. About 790 homes were built here between 1998 and 2019. It was the Austin area's first neo-traditional neighborhood, which means front porches and a walkable, old-style street grid. There are neighborhood parks and a pool, and it's in Georgetown ISD.
Georgetown Village is in a public improvement district (PID), which shows up as a separate assessment on top of regular property taxes. Factor it into your monthly payment.
Best for: Buyers who want a walkable, finished neighborhood without construction going on around them.
Browse Georgetown Village homes for sale.
6. Parmer Ranch
Parmer Ranch is in northwest Georgetown at Williams Drive and Ronald Reagan Boulevard, close to Sun City and Lake Georgetown. It covers 454 acres with more than 1,000 homes planned, and construction started in 2021. Amenities include a 10-acre park, a pool, a fitness center and pickleball courts. It's in Georgetown ISD and has a MUD.
Best for: Buyers who want new construction near the lake and don't need to be on I-35 every day.

7. Cimarron Hills

9. Saddlecreek

How to Choose the Right Georgetown Neighborhood
Check the full tax rate, not just the city rate. Many of the newer neighborhoods are in a MUD or PID, and the school district changes the rate too. On Williamson County's 2026 tax rate table, Georgetown ISD is listed at 1.1106 per $100 and Liberty Hill ISD at 1.2298 per $100. Two homes with the same price can have very different monthly payments.
Confirm the school district by address. A Georgetown mailing address can put you in Georgetown ISD, Liberty Hill ISD, Leander ISD, Jarrell ISD or Round Rock ISD. You can browse homes by school, including Georgetown High School, East View High School and Liberty Hill High School.
Think about your commute. Wolf Ranch and the neighborhoods near I-35 are quickest to Round Rock and Austin. Saddlecreek and the east side are closest to SH 130. Parmer Ranch, Sun City, Cimarron Hills and Rancho Sienna are on the west side along Ronald Reagan Boulevard, which is quieter but farther from the interstate.
Know which electric provider you'll have. The city's electric utility covers part of Georgetown, not all of it. Other parts are served by Pedernales Electric Cooperative or other providers, so check by address.
