7 Best Neighborhoods in Williamson County, TX: Best Places to Live in 2026
Chapters

Looking for the best neighborhoods in Williamson County, TX? The right answer depends on what you want: a historic home near a walkable downtown, a newer house in a master-planned community, a golf course lot, or the most house for your money. I'm Nicholas Himes, Realtor and team leader of Service First Real Estate Group, and I live and work in Williamson County. This guide covers my seven best neighborhoods in Williamson County, the best places to live by priority, and how the county's cities compare.

For reference, the median sale price across Williamson County was about $396,500 in August 2026, down about 7% from a year earlier, according to Redfin. Homes are taking longer to sell than they did a few years ago, which means buyers have more room to negotiate right now. If you're relocating, start with my guide to moving to Williamson County.

Best Neighborhoods in Williamson County at a Glance

  • Downtown Georgetown (Old Town) – Best for historic homes and walkability. Georgetown ISD.
  • Wolf Ranch (Georgetown) – Best for new construction near the San Gabriel River. Builder homes from the low $400s. Georgetown ISD.
  • Teravista (Round Rock) – Best for golf course living at a mid-range price. Most resales roughly $350K to $500K. Round Rock ISD.
  • Brushy Creek (Round Rock / Cedar Park) – Best for an established neighborhood with trails and a lake. Mostly Round Rock ISD.
  • Santa Rita Ranch (Liberty Hill) – Best for new homes and amenities for less. Roughly $300K to $600K+. Liberty Hill ISD.
  • Sun City Texas (Georgetown) – Best for active adults 55+. Most sales roughly $280K to $450K.
  • Crystal Falls (Leander) – Best for Hill Country views and bigger lots. Median about $745K, from about $325K to nearly $2M. Leander ISD.

Price ranges are approximate and move with the market. Call or text me at 512-964-8883 for current numbers on any neighborhood, or search all Williamson County homes for sale.

Best Places to Live in Williamson County by What You Want

If you already know your priority, here is where I'd start.

  • Best for historic homes and walkability: Downtown Georgetown, around the Courthouse Square.
  • Best for new construction: Wolf Ranch in Georgetown and Santa Rita Ranch in Liberty Hill. Leander and Hutto also have a lot of new homes.
  • Best for the lowest price: Hutto, Taylor and Liberty Hill.
  • Best for parks and trails: Brushy Creek, with the Brushy Creek Regional Trail and Brushy Creek Lake Park nearby. Wolf Ranch is next, with river trails along the San Gabriel.
  • Best for golf: Teravista, Crystal Falls, Berry Creek and Sun City.
  • Best for retirees: Sun City Texas in Georgetown.
  • Best for a short commute to Austin: Round Rock, Cedar Park and Brushy Creek, closest to the Travis County line.
  • Best for a well-known school district: Round Rock ISD and Leander ISD. Georgetown ISD and Liberty Hill ISD are growing fast. Always confirm the assigned schools for the exact address.

East Side vs. West Side of Williamson County

I-35 runs north and south through the middle of the county, and most buyers end up picking a side before they pick a neighborhood.

Rolling Texas Hill Country hills at sunset

West of I-35 you're moving toward the Hill Country. Cedar Park, Leander, Liberty Hill and west Georgetown have more rolling terrain, more trees, and some of the county's higher-priced neighborhoods. Cedar Park had the highest median sale price of the major cities at about $510,000 for the three months ending August 2026.

East of I-35 you're on the Blackland Prairie. Hutto, Taylor and east Georgetown have flatter land, newer subdivisions and lower prices, with Hutto's median sale price around $336,000 in August 2026. The Samsung chip plant in Taylor is a big reason that side of the county keeps growing.

Here's how I'd put it: go west if you want views, trees and established school districts and you're willing to pay more for them. Go east if you want the most house for your money and you don't mind a newer, still-growing area. Either way, choose based on your commute and your school district first.

The 7 Best Neighborhoods in Williamson County, Area by Area

1. Downtown Georgetown (Old Town)

Best for: buyers who want a historic home they can walk to dinner from.

The neighborhoods around the Georgetown Courthouse Square are the closest thing Williamson County has to a classic small-town downtown. The square is lined with locally owned shops and restaurants, and it hosts the Red Poppy Festival every April. The South Fork of the San Gabriel River runs along the north edge of downtown, and San Gabriel Park and the river trails are a short walk or bike ride away.

Historic Victorian-style home with a front yard

  • Homes: older cottages, Victorian homes and craftsman houses, with some newer infill
  • Schools: Georgetown ISD
  • Nearby: the Courthouse Square, San Gabriel Park, Southwestern University and the river trails

Know before you buy: older homes mean older plumbing, wiring and foundations, so get an inspector who knows houses of this age. Much of downtown falls in Georgetown's historic overlay districts, which can affect what you're allowed to change on the outside of the home. Ask about that before you plan a remodel.

2. Wolf Ranch (Georgetown)

Best for: buyers who want new construction with river access and shopping close by.

Wolf Ranch is a master-planned community of about 1,120 acres along the San Gabriel River in west Georgetown, near SH-29 and I-35. It's one of the main communities driving Georgetown's growth.

New construction home with stone accents at sunset

  • Home prices: builder homes start in the low $400s, and premium river-view and Hilltop lots run well above $800,000
  • Homes: new construction from several national and regional builders
  • Schools: Georgetown ISD, with Wolf Ranch Elementary in the community
  • Nearby: a community amenity center and pool, river trails, and the Wolf Ranch Town Center shopping area

Know before you buy: like most newer communities in the county, Wolf Ranch has a MUD, which raises the property tax rate. Ask for the total tax rate on the specific lot before you compare it to an older home.

3. Teravista (Round Rock)

Best for: buyers who want golf course living in Round Rock ISD at a reasonable price.

Teravista is a 1,500-acre community in north Round Rock, with some addresses in Georgetown, built around the 18-hole Teravista Golf Club. Golf membership is optional, so you get the course views without being forced into club dues.

Golf course pond lined with trees

  • Home prices: most resales between about $350,000 and $500,000, with larger homes on the course reaching $800,000 and up
  • Homes: about 3,400 homes, mostly built in the 2000s and 2010s
  • Schools: Round Rock ISD, with Teravista Elementary in the community
  • Nearby: resort-style and lap pools, a fitness center, a splash pad and more than 10 miles of trails

Know before you buy: school attendance zones don't always follow subdivision lines here. Confirm the assigned schools for the exact address.

4. Brushy Creek (Round Rock / Cedar Park)

Best for: buyers who want an established neighborhood with mature trees, trails and a short drive into Austin.

Brushy Creek is an unincorporated community of about 22,500 people just west of Round Rock, between Round Rock and Cedar Park. The Brushy Creek Municipal Utility District runs its parks and trails. It's built along the Brushy Creek Regional Trail, and Brushy Creek Lake Park is right next door. If you want to walk or bike a trail from your front door, this is one of the best areas in the county to do it.

Wooded walking trail

  • Homes: mostly 1980s to 2000s single-family homes on established lots
  • Schools: Round Rock ISD for most addresses, with some in Leander ISD
  • Nearby: the Brushy Creek Regional Trail, Brushy Creek Lake Park, and shopping along 620 and Parmer Lane

Know before you buy: some homes sit near the creek, so check the flood zone and flood history on any specific property before you write an offer.

5. Santa Rita Ranch (Liberty Hill)

Best for: buyers who want a brand-new home and big amenities for less.

Santa Rita Ranch is a 4,300-acre master-planned community along SH-29 in Liberty Hill and one of the largest new-home communities in the area. Most homes are new construction from a range of builders. I've written a full guide to Santa Rita Ranch if you want the details.

  • Home prices: roughly $300,000 to $600,000+
  • Homes: almost all new construction, on lots from about 50 to 80 feet wide
  • Schools: Liberty Hill ISD, with Santa Rita Elementary in the community
  • Nearby: two resort-style pools, a fitness center, a dog park, disc golf and more than 20 miles of trails

Know before you buy: the commute to Austin is longer from here, often 35 to 40 minutes or more at rush hour. Property taxes are also higher than in older parts of the county because of MUD assessments. Ask for the yearly tax estimate on the exact lot.

6. Sun City Texas (Georgetown)

Best for: active adults 55+ who want golf, clubs and a built-in social life.

Sun City is a Del Webb community of about 5,300 acres in northwest Georgetown and one of the largest active-adult communities in Texas, with more than 7,500 homes built. At least one person in the home must be 55 or older.

  • Home prices: resales start in the mid-$200s, and most sales fall between about $280,000 and $450,000
  • Homes: mostly single-story homes, with new Del Webb homes still being built
  • Amenities: three 18-hole golf courses, multiple pools and fitness centers, pickleball and tennis, and more than 100 clubs and interest groups

Know before you buy: golf memberships are separate from HOA dues, so price them out if you plan to play. Also make sure everyone who will live in the home meets the age rules.

7. Crystal Falls (Leander)

Best for: buyers who want Hill Country views, bigger lots and Leander ISD.

Crystal Falls sits on higher ground in northwest Leander, west of Ronald Reagan Boulevard. It has rolling terrain, views and an 18-hole golf club, with lots in the original sections running from about a quarter acre to more than half an acre.

  • Home prices: median about $745,000 over the 12 months ending September 2026 (Unlock MLS), with sales from about $325,000 to nearly $2 million depending on the section
  • Homes: more than 2,000 single-family homes, mostly built from the mid-2000s to the mid-2010s
  • Schools: Leander ISD
  • Nearby: Crystal Falls Golf Club, a community pool and greenbelt trails along Brushy Creek

Know before you buy: tax rates and HOA dues vary by section because different parts of Crystal Falls fall under different taxing districts. Get the numbers for the specific address.

Best Luxury Neighborhoods in Williamson County

If you're shopping at the higher end, these are the areas I'd look at first.

Berry Creek in Georgetown is built around a private golf course and country club, with larger lots and mature trees. Read my full guide to Berry Creek for the details on the club and the homes.

Wolf Ranch Hilltop and river-view lots in Georgetown are where new construction pushes past $800,000, with views over the San Gabriel River valley.

Crystal Falls in Leander has larger estate homes and golf course lots in its premium sections, with some of the best Hill Country views in the county.

HOA dues, MUD taxes and school assignments vary within each community, so confirm all three for the specific address before you write an offer.

Best Cities in Williamson County

Most buyers compare these cities first. Median sale prices are from Redfin for late summer 2026.

  • Cedar Park – about $510,000. The highest prices of the major cities, short commute to northwest Austin. Leander ISD or Round Rock ISD depending on address.
  • Leander – about $430,000. Fast growing, with a lot of newer homes and the Capital Metro rail line. Leander ISD.
  • Georgetown – about $405,000. The county seat, with a historic downtown, Sun City and new master-planned communities. Georgetown ISD.
  • Round Rock – about $384,000. The largest city in the county and home to Dell. Round Rock ISD.
  • Hutto – about $336,000. Newer homes and lower prices on the east side. Hutto ISD.
  • Liberty Hill – about $330,000 inside city limits, though most homes in the area, including Santa Rita Ranch, sit outside city limits and sell for more. Liberty Hill ISD.
  • Taylor – the lowest prices of the group, with growth tied to the Samsung plant. Taylor ISD.

How to Choose the Best Place to Live in Williamson County

Start with three questions.

Commute. Drive your route at rush hour before you buy. The difference between a home near the Travis County line and one in Liberty Hill or Taylor can be 30 minutes or more each way.

School district. District lines don't follow city limits, so a Round Rock address could be in Round Rock ISD, Georgetown ISD or another district. Confirm the district and the assigned schools for the exact address.

Total tax rate. This is the one most out-of-state buyers miss. Many newer communities in Williamson County are inside a MUD or PID, which adds to the property tax bill. Two similar houses a mile apart can have very different monthly payments. Ask for the total tax rate on any home you're considering, and make sure your lender uses that number.

Then check two more things for the specific address: flood zone, especially near creeks, and the HOA rules and dues.
