Crystal Falls in Leander, TX: Neighborhood Guide for Buyers and Sellers
Chapters

Crystal Falls is the big master-planned community on the hills in northwest Leander, built around the city's public golf course off Crystal Falls Parkway. It's been building out since about 2000, and today it's mostly resale homes on mature streets with real topography, limestone, cedar and some of the best views you'll find this close to Austin.

I'm Nick Himes with Service First Real Estate Group, and we help buyers and sellers all over Williamson County. Crystal Falls comes up a lot when people want more house and more land than the newer subdivisions offer. If you're still comparing areas, start with my guide to the 7 best neighborhoods in Williamson County, then come back here for the details.

Where It Is and the Commute

Crystal Falls sits on the west side of Leander, north of Cedar Park. Crystal Falls Parkway is the main road in and out, and it connects you to the 183A toll road and US 183 on the east side. Lakeline Boulevard runs north into the community too.

Rough drive times without traffic:

  • Cedar Park: about 10 to 15 minutes
  • Round Rock: about 25 minutes
  • Georgetown: about 25 to 30 minutes
  • Downtown Austin: about 35 to 45 minutes via 183A

Those are rough, and rush hour changes everything. 183A is a toll road, so if you commute south every day, budget for it. The other option is the Capital MetroRail Red Line, which runs from Leander Station a few miles away into downtown Austin. For some buyers that train is a real tiebreaker.

Homes and Prices

This is not one neighborhood. It's a group of sections that were built by different builders over about 20 years, and the price swings between them are big. Here's how I'd break it down.

The Highlands and The Fairways are where most of the production homes are. Builders in those sections included David Weekley, Taylor Morrison, Drees Custom Homes, Highland Homes, Perry Homes and others. You'll see a lot of two-story stone and brick homes in the 2,500 to 4,000 square foot range. Fairways lots back to the golf course in spots.

Grand Mesa is the gated custom section on bigger lots, some over an acre. As of October 2026, HomeCity showed 14 listings there with a median list price of about $1.18 million. Homes there range from early 2000s builds to brand new custom construction.

Cap Rock and Cap Rock Estates add more custom and semi-custom homes, and there are also cottages, townhomes and condos for anyone who wants less yard to maintain.

The numbers across the whole community, from an Unlock MLS report covering October 1, 2025 to September 30, 2026:

  • 123 homes sold
  • Median price: $745,000
  • Median size: 3,351 square feet
  • Median price per square foot: $220
  • Median days on market: 40
  • Sale-to-list ratio: 97%

Redfin showed a similar picture, with a median sale price of $769,737 in July 2026. For context, the same MLS report put the 2022 median at $877,500 and 2024 at $692,500, so prices came down off the 2022 peak and have been leveling out.

What moves the price here: the section, the lot (golf course frontage, views and acreage all add up), the year built and whether the home has been updated. A 2005 home with original finishes and a 2015 home on a view lot can be a long way apart even on the same street.

Lot sizes run from tiny townhome lots to over 6 acres, with a median around 0.28 acres. That's more room than most of the newer communities in Leander.

Schools

Crystal Falls is in Leander ISD. Depending on the address, homes are zoned to:

  • Elementary: Whitestone Elementary or Winkley Elementary
  • Middle: Leander Middle School or Running Brushy Middle School
  • High: Leander High School

Leander ISD is growing fast and has redrawn attendance zones before. Always check the exact address with the district's school locator before you write an offer. Don't rely on a listing sheet for this, mine included.

Amenities and Things to Do

The amenities are a big reason people pick Crystal Falls over the newer places. They're not new, but there's a lot.

  • Crystal Falls Golf Club: An 18-hole municipal course owned by the City of Leander, with a clubhouse, restaurant, driving range and practice areas. It's open to the public, so no membership required.
  • Quarry Park: The main residents-only amenity center on North Lakeline Boulevard, with a junior Olympic pool, toddler pool, a bucket pool with a slide, a playscape, a stocked fishing pond and an 18-hole disc golf course.
  • The Grotto Pool: A second residents-only pool in The Boulders with three waterfalls, underwater seating, a sand volleyball court and a picnic area.
  • Trails and courts: Walking trails, tennis courts, parks and picnic areas with grills spread through the sections.

For groceries and daily errands, you head east toward 183A and Ronald Reagan Boulevard, where most of Leander's newer retail has gone in. Cedar Park's shopping is a short drive south.

Taxes, HOA and MUD

Taxes: The total property tax rate for Crystal Falls was about 2.04% in 2025, according to a local MLS-based market report. That's down from about 2.39% in 2021. Rates change every year and can differ by section, so ask for the exact total rate on the specific address before you make an offer.

HOA: Crystal Falls has one HOA, with an added road fund fee for the gated sections that have private roads. Reported monthly dues:

  • Base sections (Boulders, Highlands, Bluffs, Cap Rock): about $63
  • The Fairways and The Views: about $92
  • Cap Rock Estates: about $94
  • Grand Mesa: about $104
  • Cottages and townhomes: about $198
  • Wild Rock condos: about $251

MUD: I didn't find a MUD tied to Crystal Falls in my research, but I wouldn't assume. Pull the tax certificate on the address and confirm every taxing entity before you buy.

Pros and Cons

Pros

  • Real Hill Country views and terrain, not a flat cleared field
  • Bigger lots than most newer Leander communities
  • Public golf course right in the neighborhood with no membership required
  • Two pools, a fishing pond, disc golf and trails for a modest HOA
  • Wide range of homes, from townhomes to gated custom estates
  • MetroRail into downtown Austin is a few miles away

Cons

  • Most homes are 10 to 25 years old, so roofs, HVAC and windows are worth inspecting closely
  • Austin commute usually means paying the 183A toll
  • Hills and limestone can mean steep driveways and harder yard projects
  • Prices vary a lot by section, which makes comps tricky
  • Amenities are older than what new communities are building

Is Crystal Falls Right for You?

If lot size, views and an established neighborhood matter more to you than brand new construction, Crystal Falls belongs on your list. You get mature streets and a lot of amenities without the new-build premium.

If you want a turnkey home with builder warranties and the newest floor plans, you'll likely end up looking at newer communities like Wolf Ranch or Santa Rita Ranch. If you're comparing golf communities, look at Berry Creek in Georgetown and Teravista too.

The real question is which section fits your budget and how you want to live. A townhome near the golf course and an acre in Grand Mesa are very different purchases, and both are Crystal Falls.
