Teravista is a master-planned golf community in north Round Rock, built around the public Teravista Golf Club near I-35 and University Boulevard. It covers about 1,500 acres and nearly 3,400 homes, and it sits on the city line, so part of it carries a Round Rock address (78665) and part carries a Georgetown address (78626).
I'm Nick Himes with Service First Real Estate Group, and I sell homes all over Williamson County. Teravista comes up a lot with buyers who want a golf course, real amenities and a short drive to everything in Round Rock without paying Austin prices. If you're still comparing areas, start with my guide to the 7 best neighborhoods in Williamson County.

Where It Is and the Commute
Teravista sits on the north side of University Boulevard (RM 1431), just east of I-35. That puts you right on the main north-south road in the county, with SH 130 and SH 45 reachable for trips that need to skip I-35.
Rough drive times without traffic:
- Downtown Round Rock: about 10 minutes
- Downtown Georgetown and the Square: about 15 minutes
- Domain / North Austin: about 25 minutes
- Downtown Austin: about 35 minutes
Rush hour on I-35 is the wild card. If you commute into Austin every day, drive it at your real commute time before you buy. A lot of people who live here work in Round Rock, Georgetown or along the 130 corridor, and for them the location is hard to beat.
Homes and Prices
Teravista was built in phases, so you get a real spread of homes. The earliest sections date to the early 2000s. Later phases kept going into the 2010s, and you'll see homes from 2013 to 2018 in the newer pockets, mostly on the Georgetown side. Perry Homes is one of the builders you'll see on newer resales there.
Most homes are one- and two-story single-family houses on typical suburban lots, roughly 1,500 to 4,000+ square feet. There are also smaller, lower-maintenance enclaves like the Gardens at Teravista, which usually trade below the main single-family sections.
On price, Redfin's Teravista page showed a median sale price of about $485,000 and about $191 per square foot for the three months through August 2026. That was on only 9 sales, so treat it as a snapshot, not a rule. For a real example: a 2017 Perry Home with about 2,420 square feet on the Georgetown side was listed at $524,900 in 2026 after starting at $575,000 in June.
What moves the price in Teravista:
- Golf course lots: backing to a fairway or a pond usually brings a premium
- Age and updates: early-2000s homes with original roofs, HVAC and finishes sell for less than updated or newer homes
- School district: Round Rock ISD vs. Georgetown ISD matters to a lot of buyers
- Size and layout: single-story plans tend to draw more competition
Days on market were running about 68 days on Redfin's numbers, which tells you buyers have time to look and negotiate. Pricing it right matters if you're selling.
Schools
This is the part people get wrong in Teravista, because it crosses both a city line and a district line.
Round Rock ISD serves the Round Rock side. The typical path is:
- Teravista Elementary (inside the community)
- Hopewell Middle
- Stony Point High
Georgetown ISD serves parts of the Georgetown side. Homes there have been zoned to Carver Elementary, Tippit Middle and East View High.
Zoning can change and doesn't always follow the subdivision boundaries. Verify every address with the Round Rock ISD or Georgetown ISD school locator before you write an offer.
Amenities and Things to Do
The amenity package is the reason a lot of buyers end up here. Per the Teravista Community Association, residents get:
- Three pools: the Residents' Club pool, the Retreat pool, and the Club Wildflower pool on the Georgetown side
- Two fitness centers open 24/7
- Courts: tennis, pickleball and basketball, plus sand volleyball
- Seven catch-and-release ponds, including Lake Teravista
- Over a dozen parks and miles of trails with pet stations
- An on-site activities director who runs events through the year
Teravista Golf Club is the centerpiece. It's a public 18-hole course that opened in 2002. It plays about 7,200 yards from the back, with five sets of tees, a 22,000-square-foot practice green, a driving range with Toptracer, and Caldwell Cafe on the patio overlooking the 18th. You don't have to be a member to play, and you don't have to live here to play it either.
Close by, outside the gates:
- Round Rock Premium Outlets and IKEA at I-35 and University
- Baylor Scott & White Medical Center Round Rock and Ascension Seton Williamson, both on University Blvd
- Texas State University Round Rock Campus on University Blvd
- Dell Diamond and Old Settlers Park a few minutes south
- Downtown Georgetown for the Square and the San Gabriel River trails
Taxes, HOA and MUD
The HOA is the Teravista Community Association, managed by Goodwin & Company. Dues were about $90 a month for 2025, and a 2026 listing showed $91.95 a month. That covers common areas and the amenities above.
Teravista homes are also inside a municipal utility district (MUD) that provides water and sewer, so the tax bill includes a MUD line on top of the county, city and school district. One 2026 listing on the Georgetown side, a 2,420-square-foot home, showed annual taxes of about $10,645.
Your total rate depends on which city and which school district your address is in. Always ask for the exact total tax rate on the specific address, and check it against the Williamson Central Appraisal District, before you make an offer.
Pros and Cons
Pros
- Public golf course inside the community, with a range and restaurant
- Strong amenity package: three pools, two 24/7 gyms, courts, ponds and trails
- Location right off I-35 near shopping, two hospitals and Texas State's Round Rock campus
- Wide range of home sizes and ages at different price points
- Elementary school inside the neighborhood on the Round Rock side
Cons
- MUD tax adds to the bill, so compare total rates, not list prices
- Two cities and two school districts can make zoning confusing
- I-35 traffic at rush hour can turn a short drive into a long one
- Early-2000s homes may need roofs, HVAC or updates
- Golf course lots come with stray balls and course traffic
Is Teravista Right for You?
Teravista makes sense if you want amenities you'll actually use, a golf course you can walk to, and a location that cuts your errand and medical drive time down to a few minutes. It works well if you're commuting to Round Rock, Georgetown or along the 130 corridor.
If your top priority is the lowest possible tax bill, a larger lot, or a quiet drive with no highway in the picture, you may be happier somewhere else. And if you need a specific school, the district line here means you have to shop by address, not by neighborhood name.
If you like the golf community idea but want something farther north and quieter, look at Berry Creek in Georgetown. If you'd rather have new construction near I-35, compare it with Wolf Ranch in Georgetown. New to the area altogether? Read my guide to moving to Williamson County.
