Wolf Ranch in Georgetown, TX: Homes, Prices, Schools and Amenities
Chapters

Wolf Ranch is a master-planned community on the west side of Georgetown, built by Hillwood along the San Gabriel River just off I-35 and SH 29. It started in 2015, and it's now one of the bigger new-home communities in Williamson County, with three sections, a few amenity centers, and a trail system that runs along the river.

I'm Nick Himes with Service First Real Estate Group, and we help people buy and sell all over Williamson County. Wolf Ranch comes up a lot when buyers want new construction close to Georgetown and I-35. If you're still comparing areas, start with my guide to the 7 best neighborhoods in Williamson County.

Wolf Ranch at a Glance

  • Location: West Georgetown, ZIP 78628, about half a mile west of the I-35 and SH 29 interchange

  • Sections: Hilltop, South Fork and West Bend, the final phase

Where It Is and the Commute

Location is the main reason people look at Wolf Ranch. It sits right off SH 29 (University Avenue) just west of I-35, so you're on the interstate in a couple of minutes. Wolf Ranch Town Center, the big shopping center at I-35 and University Avenue, is basically next door.

Rough drive times without traffic:

  • Downtown Georgetown square: about 5 to 10 minutes
  • Round Rock: about 15 minutes
  • The Domain in North Austin: about 25 minutes
  • Downtown Austin: about 35 to 40 minutes
  • Austin-Bergstrom airport: about 40 to 45 minutes via SH 130

Rush hour on I-35 is a different story. If you commute into Austin every day, drive it at the time you'd actually leave before you buy. SH 130 and the 183 corridor to the west are both options depending on where you work.

Homes and Prices

Wolf Ranch was built out in phases. Hilltop came first, then South Fork, and now West Bend, which covers about 325 acres along the river. Most homes are single-family, built from 2016 forward, so you're looking at newer construction across the board. There's very little true resale "older stock" here.

Builders have rotated through over the years. Earlier sections included Lennar, Perry Homes, Ashby Signature Homes and Westin Homes, according to Construction Review (Aug 2025). That same report notes Lennar and Austin-based ICON built a set of 3D-printed homes here, which still gets people asking questions at showings. West Bend builders include Coventry Homes, David Weekley Homes, Drees Custom Homes, Highland Homes, Pulte Homes and Tri Pointe Homes.

Here's where pricing sits right now:

  • Resale: Redfin's median sale price for Wolf Ranch was about $548,000 in July 2026, roughly flat from a year earlier (down 0.4%)
  • Coventry Homes (West Bend): listed from $499,900 on 46-foot homesites, with 51-foot and 71-foot series priced higher, per the Coventry site (Oct 2026)
  • David Weekley Homes (West Bend): plans listed from $609,990 to $769,990 on 60-foot lots, about 2,450 to 4,080 square feet, per the builder site (Oct 2026)
  • Top end: The Statesman reported West Bend pricing from the mid-$400,000s to more than $1 million when the phase launched (Oct 2024)

What moves the price here: lot width, which section you're in, river or greenbelt views, and new construction versus resale. With builders still selling in West Bend, sellers in Hilltop and South Fork are competing with builder incentives. That's good leverage for buyers and something sellers need to price around.

Schools

Wolf Ranch is in Georgetown ISD. Wolf Ranch Elementary sits inside the community, which is a big plus for a lot of buyers. Builder listings for the West Bend section show Wolf Ranch Elementary, Tippit Middle School and East View High School.

Middle and high school assignments can differ by section, and Georgetown ISD has been one of the faster-growing districts in the area. Community Impact reported in September 2024 that the Wolf Ranch Elementary zone had the most housing activity in the district. Growth like that can lead to boundary changes. Always verify the assigned campuses for a specific address with Georgetown ISD before you write an offer.

Amenities and Things to Do

Each section has its own gathering spot:

  • The Den (Hilltop): resort-style pool, indoor and outdoor event space, and a playscape overlooking the San Gabriel River
  • River Camp (South Fork): pool, cabanas, splash pad, fitness gym, playground and event space
  • West Bend: a park, a multi-use sports field, a pond and trail access
  • Trails: about 17 miles of hike-and-bike trails, with plans to connect to the Georgetown Regional Trail along the river (Construction Review, Aug 2025)

There's also a lifestyle director running community events, plus pickleball, basketball and a dog park, per builder listings.

Outside the community, you're close to a lot. Wolf Ranch Town Center has Target, Best Buy, Kohl's, T.J. Maxx, PetSmart and more. Blue Hole Park and the river trails are a short drive toward downtown, and the Georgetown square has local restaurants, shops and events most weekends. If you want more on the city overall, my moving to Williamson County guide covers it.

Taxes, HOA and MUD

Wolf Ranch is inside Georgetown city limits, and parts of it sit in a municipal utility district. For West Bend, David Weekley's site (Oct 2026) lists a total rate of about 2.43%, broken down like this:

  • Georgetown ISD: about 1.05%
  • Williamson County MUD #28: about 0.61%
  • City of Georgetown: about 0.36%
  • Williamson County (plus FM/RD): about 0.40%

That same listing shows HOA dues of about $1,120 a year, plus one-time fees at closing (processing, transfer and working capital fees). Hilltop and South Fork can have different numbers depending on the district and HOA.

Rates change every year, so don't budget off a blog post. Ask for the exact total tax rate and HOA dues on the specific address before you make an offer. I pull that for every buyer we work with.

Pros and Cons

Pros

  • Quick access to I-35 and SH 29, with shopping right next door
  • Elementary school inside the community
  • Newer homes, with new construction still available in West Bend
  • River frontage, multiple pools and a real trail system
  • Close to the Georgetown square without being in the middle of town

Cons

  • Total tax rate is higher than areas without a MUD
  • Ongoing construction traffic and noise while West Bend builds out
  • I-35 traffic at rush hour is real
  • Smaller lots in some sections, with homes fairly close together
  • Resale homes compete with builder incentives

Is Wolf Ranch Right for You?

It comes down to priorities. If your top items are a short drive to I-35, newer construction, amenity centers and trails, Wolf Ranch checks a lot of boxes. If you want an elementary school you can walk or bike to, it's one of the few communities in the area that has one built in.

If keeping your tax bill as low as possible matters more, look at areas without a MUD. If you want bigger lots, mature trees and a golf course, an established community like Berry Creek in Georgetown is worth a look. If you want acreage or a quieter, more rural feel, Liberty Hill and the areas west of Georgetown may fit better.
